Definition: From 1 March 2027, energy efficient fixed cooling means:

(a) a non-portable, non-ducted electric air conditioner or heat pump capable of cooling, with a GEMS 3-star or above cooling rating (for the climate area of the rented premises); or 
(b) a ducted electric air conditioner or heat pump capable of cooling, with a GEMS Total Cooling Seasonal Performance Factor of 3.8 or above (for the climate area of the rented premises).

  • No fixed cooler
Install an energy efficient fixed cooler in the main living area that meets the definition above.

New rental agreement, or current agreement converts to a month-to-month agreement.

From 1 July 2030, all rental properties must provide fixed cooling regardless of when the rental agreement started.

  • Ducted evaporative cooler
Upgrade to an energy efficient fixed cooler in the main living area that meets the definition above.

OR

Replace with a ducted evaporative cooler with an outlet in the main living
When an existing system fails and cannot be repaired
  • Room evaporative cooler
  • Non-ducted reverse cycle air conditioner
  • Ducted reverse cycle
  • Window air conditioner

Upgrade to an energy efficient fixed cooler in the main living area that meets the definition above.

Where to find energy efficiency ratings

Energy efficiency ratings are displayed on products at point of sale or in product manuals, making it easy to purchase an appliance that meets the standard. You can also check the VEU Product Register to find a system that meets the standard.

You can find the efficiency rating of your current air-conditioner by searching the GEMS registration database.
